The Chalkwill Primary Features

This home was originally designed to be a single-story home at about 1200 SF, though the client had the second floor designed just in case they were going to expand later on. As drawn, this home is a single story home with no stairs included (you can finish out the attic and add stairs later on as you deem it appropriate). The dormers shown are upgrades (at additional costs). The porch is built entirely on-site by others. Rendering shown includes an upgraded roof pitch for an unfinished attic if desired (the standard roof pitch is 5/12 for this home but the renderings show an upgraded 10/12 roof pitch).

If upgrading to a 10/12 pitch, the roof comes as ship loose rafters which are installed on-site by others at the same time as the site contractor is building the front porch. Cutting Edge Homes, Inc. is not able to estimate the costs of any of the on-site work like the completion of the roof, attic, or front porch.

This home does cost more than most of our single story homes and this one also requires more on-site work so the overall cost is higher.

The height for this home is nearly 25 feet with this steep roof pitch (lowering the roof pitch notably will not allow for the attic to be useful to living area). For most properties, that is not compatible with the ADU requirements.
Typically, an ADU is limited to a maximum height of 16 feet from grade/soil to roof peak.
